As a landlord, there are certain legal requirements you must comply with such as maintaining your property and undertaking any major repairs that are needed. This includes anything that affects the structure and exterior of the building as well as electrical, heating, hot water and sanitary conditions.

The Energy Performance of Buildings (England and Wales) Regulations 2012 specify landlords must make available, free of charge, a valid energy performance certificate (EPC) to any prospective tenant at the earliest opportunity. And this must be commissioned before a property is marketed.

There are also rules that apply to gas and electrical safety, soft furnishings, tenants with disabilities and shared houses. Our professional team can assist you with all of these requirements.
