How is the Reading rental market performing?

The lettings market experienced a hugely busy July with the majority of rental values returning to pre-COVID levels. Tenants are increasingly open to paying a premium for properties with plenty of outside space or an area inside that is suitable for home-working or study.

Voids are down as demand for rental properties in the area goes from strength to strength. In fact, the average void period in England in July stood at 14 days – the lowest average recorded since August 2019.

Haslams rental market performance over the past month:

Recent data from Rightmove shows it was another record month at Haslams with significantly more properties let than competitor agents. Haslams also continue to out-perform the South East regional average for the number of new tenancies processed according to Goodlord.

  • Haslams average rent for a two bedroom property in Reading in July was £1,298pcm; in comparison to the regional average of £1,067pcm
  • For all property types the Haslams rental value range was between £895pcm and £1,850pcm (depending on location)
  • The average annual salary of a Haslams tenant is £34,034; a figure that has encouragingly increased by 4% since March
  • The average age of a Haslams tenant is 32
