Useful information for tenants
Before you move in
When you rent a property from us we will charge you a one-off fee per property. This charge is the equivalent of 15 days of the monthly rental charge (plus VAT) with a minimum fee of £450 (inc. VAT) up to a maximum of £650 (inc. VAT). This fee covers the cost of referencing each tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability), contract negotiation (amending and agreeing terms).

|If you request to terminate your tenancy early (subject to the landlords agreement) an arrangement fee of £450.00 including VAT will be charged to cover any works such as advertising the property, finding suitable new tenants, preparing all relevant documentation. The property will be marketed as being available a week after your requested vacation date to allow for any works to be conducted and you will be released from your agreement the day before the new tenant takes possession.||£450.00|

Emergency contact details
Should a maintenance item arise at your property during our closed period please may we ask that you leave a detailed voicemail on the Property Management number 0118 960 1057. The voicemails will be retrieved and actioned where possible on the days in which the office is open.
If you prefer, you can report your maintenance item via email to firstname.lastname@example.org. In the event of an emergency during our closed period (complete loss of heating or hot water, severe water leak or anything which presents a real danger to life or property) we have arranged for one of our main contractors TSG Building Services PLC to attend. If you are a Fully Managed Tenant – TSG can be contacted on 0800 030 4309. If your Landlord manages your property, please contact them directly. In the event that an emergency call out is made that does not in fact qualify as one of the reasons stated earlier then the tenant will be charged a call out fee of no less than £120 (including VAT). Please note that during the Christmas and New Year period many suppliers close down and therefore getting spare parts for items such as boilers etc can be difficult or simply not possible – whilst our contractors will do their best in these circumstances a fix may not be achieved.

Loss of power, gas or water
If you experience a loss of power, gas or water at your property you will need to contact your utility supplier who may be able to assist you.
Should you smell gas at the property and suspect a gas leak, please contact Transco on 0800 111 999 to report the leak. Please could you leave a detailed voicemail on the Property Management number (or email us) to advise what action/advice has been given by Transco.
In the unlikely event that your property is broken into, you will need to register the crime with the police and obtain a crime reference number.
Please may we ask that you then leave a detailed voicemail on the Property Management number (or email us) providing details of the incident and the crime number that has been given. Should there be a need for the property to be made secure and you are a Fully Managed Tenant – TSG can be contacted on 0800 030 4309. If your Landlord manages your property, please contact them directly.
